PREVIOUS SACAP ARCHITECTURAL TARIFF OF FEES
The architecture fees tariff, published by the South African Institute of Architects (SACAP), is a guideline of professional fees which the majority of architects refer to when setting their tariffs.
The architecture fees tariffs are updated annually and published in the Government Gazette. The latest Professional Fees Guidelines, applicable from 01 January 2012, issued in terms of Section 34(2) of the Architectural Professions Act, Act No 44 of 2000, is published in Gazette No. 34788 of 2011 and Board Notice 195 of 2011.
The guideline professional fees indicated in Tables 1, 2 and 3 below must be read in context of the Framework for the Professional Fees Guideline published by the Council in Board Notice 195 of 2011. This Board Notice replaces the Professional Fees Guideline published in Board Notice 173 of 2010 and is applicable from 01 January 2012.

If a project costs R2 000 000.00, the architectural fee would be calculated as follows:
Base Fee + % of project cost = total architectural fee
R45 000.00 + R2 000 000.00 x 7.5% = R195 000.00
GUIDELINE ARCHITECTURE FEES FOR ADDITIONS AND / OR ALTERATIONS
The addition and / or alteration portions of projects are charged at a higher rate, due to the increased volume of work required. Addition and alteration work is far more complex than new buildings, and therefore more time consuming. Existing buildings need to be measured and documented accurately, a timely exercise. In addition to this, once work on an existing building has begun, hidden complications may be revealed within the existing structures. This may lead to the requirement of partial or total redesigning of the project.
The fee for work that includes alterations is based on the total project cost as a project cost based fee and increased for that portion of the work comprising or affected by alterations by 30% (130% of the fee) , as published by the Council in Board Notice 195 of 2011 (section 1.3.7).
If an addition and / or alteration project costs R2 000 000.00, the architectural fee would be calculated as follows:
Base Fee + % of project cost = total architectural fee + 30% = total architectural fee
R45 000.00 + R2 000 000.00 x 7.5% = R195 000.00 + 30% = R260 000.00
The architecture fee tariffs described above are for standard services of architectural professionals, as published by the Council in Board Notice 195 of 2011 (section 1.1).
The essential functions of each work stage relevant to the service are identified herein as:
Stage 1: Inception
Stage 2: Concept and viability (concept design)
Stage 3: Design development
Stage 4: Documentation and procurement
Stage 5: Construction
Stage 6: Close out

The total architectural fee is divided into the work stages as described above. An architectural professional may be appointed for individual stages only, depending on the client or nature of the project. The apportionment of these architecture fees are illustrated in the table below and may be adjusted by agreement.

TIME BASED ARCHITECTURE FEES
In some cases, a client may only require design consultation. In such a case, a time based fee may be more suitable. Architecture Fees/Tariffs are calculated according to the position and experience of the design professional. SACAP’s recommended tariffs are listed in Table 3 below:
